Mantoloking is a thin strip of the Barnegat Peninsula with the ocean on one side and Barnegat Bay on the other. Much of the town was rebuilt after Hurricane Sandy in 2012, so many of the houses are new, raised, and mostly glass.
A shore house wants to feel easy during the day and warm at night. In big open rooms we split the light into zones on dimmers. That way you can turn the kitchen down after dinner and still see the water from the couch.
Raised houses mean a lot of stairs. Every one gets lit. Decks get low, warm light for summer nights, and every fixture is rated for salt air. Near the dunes we keep it low and shielded.

Mantoloking FAQ
Which fixtures hold up in salt air?
Marine-grade brass, copper or coastal-rated finishes. Cheaper finishes start to corrode in a season or two.
How do you light raised homes and stairs safely?
Step lights or low path lights on every flight, on a timer or sensor, so nobody is climbing in the dark.
Can you design for a home that is still being built?
That’s the best time. We work from the plans and coordinate with your builder.
